The warehouse and office were designed with operational workflows in mind, including the ability to accommodate a future overhead crane, internal and external unloading zones, and future expansion of sustainability initiatives such as EV charging stations and scalable power infrastructure.
Overview
Akura partnered with the client to deliver a purpose-built industrial warehouse facility in Jilliby, on the NSW Central Coast. The project involved the design and construction of a 3,359m² warehouse with an integrated two-storey office space. Built on a 5,660m² site, the development required intelligent design to support heavy vehicle movement, palletised racking efficiency, and stringent fire safety requirements.
Our Process
Our in-house team managed every stage of the project—from preconstruction and manufacturing of precast concrete panels through to final construction—delivering the build within a 10-month program.
We were able to deliver a complete turnkey solution—combining industrial design, engineering, fabrication, and construction—efficiently, avoiding unnecessary delays and overheads.
Key Outcomes
- Optimised warehouse efficiency through a layout that supports 1 pallet/m² racking density with full forklift access and internal unloading bays.
- Installation of a Category 5 fire suppression system including a 430KL on-site tank and dual diesel fire pumps, supporting the safe storage of hazardous materials
- A 4-hour fire-rated separation between warehouse and office enabled the classification of the office component as Class 2, reducing compliance complexities.
- Faster lead times, improved quality control, and seamless collaboration across disciplines thanks to our vertically integrated model.
